“I had the pleasure of selling my home to Nick in a smooth transaction. I felt the price he offered was fair. I also called another "I buy houses" company and they were offering about $50K less even though I explained this was not a "fixer upper." The close was fast and totally up to me when I wanted to close. I had to delay 2 weeks from the contracted close date and it was no problem for Nick. Nick removed any potential obstacles that would be required if working through the traditional route of a Realtor. First, I did not have to worry about repairs to prepare the home for sale or deal with any of the required repairs for obtaining a township Certificate of Occupancy (CO). At a minimum, the house needed painting inside and out, new carpeting, appliance and fireplace repairs. Because I was consumed with packing 30 years of stuff and renovating my new home, I did not have the time to find contractors, schedule them into when I could be home for the repairs, let alone just finding contractors to show up! Additionally, a big plus for me was that Nick told me leave anything I did not want inside and outside. Having a junk removal company come in would have been another headache and expense. And of course, no staging (keeping the house tidy and well appointed) for potential buyers, no scheduling showings and vacating when appointments were made, no negotiating with a buyer for an offer and acceptance and no full home inspections with potential additional negotiations and attorneys "back and forth" calls and correspondence adding more delay to the process. Nick does cash sales, so no waiting for a buyer to secure a mortgage. And finally, no realtor fees! Of course all of the above is accounted for in the price he offered and knowing his expenses and getting a fair profit for him, again, I felt happy with what he offered. I would recommend giving Nick Schiera call to see if your particular situation in selling your home can be an option for you!”

“I have been living at Moda since 2018. The area does need a bit of improvement but I feel slowly it’s getting there especially after the pandemic . The front desk staff is great as well as the cleaning crew. There has been changes in management a lot which has been an inconvenience to myself and other tenants but I have to say that Ms. Smallwood who is the current manager is extremely helpful. Her quick respond to my emails and concerns have helped me a great deal. Before it would be so challenging to reach someone in management but ever since she came on board I feel the change in the building. They are back to hosting different events for the tenants , providing more strict protocols as far as non guests entering the building and improving its cleanliness. I feel that with her continuing guidance and leadership this building will be one of the number 1 buildings to live in . “Our first time to Clearwater Beach and it did not disappoint. The condos are located on the more residential section of the beach that had less traffic and was very low key at night. Our condo was everything and more than we expected! It had everything that a family needs for a vacation at the beach. It is located on the beach and also has a very nice swimming pool which we enjoyed using. We also grilled out a few nights on the gas grill located by the pool. The location is walking distance to everything we needed. The management was awesome. Anna greeted us on upon arrival and was just a call away incase we needed help with anything. Thanks to her hospitality and the beautiful condo we will be returning next summer. Our best vacation in years!”

“This has been a great experience. I only lived here for a year through school but I had no problems. My ac did go out a month before it was time to leave but window units were bought, and they definitely understood the importance of getting everything fixed. Ashley was extremely great in the office. She really understood the importance of getting everything done in a timely manner, I ran into a few problems (not in the apartment), and she took time out of her day to fix it. I did see a bug or two but no mice. I feel like that’s really all in how you live. Y’all know these buildings old as tf! Excuse my language. If I was not moving into my first home I definitely would have renewed my lease. Pool clean. I mean every place has its problems but again it’s how you live. I would live here again.”
