When we see anonymous complaints, attempting resolution is almost always impossible as we don’t know who the complainant is or how to respond to them.
Applicants need to understand that letting agents are instructed by their landlord clients and some landlords will insist that a property is marketed some time in advance of its availability so as to reduce the likelihood of void periods when no rent is received. Where tenants are living in a property but have served notice, reasonable access is required for marketing purposes which includes photos and viewings but not all tenants co-operate. Sometimes, to meet the demands of landlord clients, a letting agent may have to use photos from a similar property until access to take new photos has been given. This is not done with the intention of deceiving the applicant and if these circumstances arise, we always explain the situation to the applicant. It is common sense that an applicant viewing a property that had been deliberately misrepresented will not take it and this is a complete waste of time not just for them but for the letting agent too.
Finally, landlords can often change their instructions to their agents if they want to vary the terms of the deal. For example, a property may be offered at a high rent but that is on a fully furnished basis. If the property does not attract enough viewers and the landlord doesn’t want to lower the rent, he will often say that the agent can reduce the price but only if let on an unfurnished basis. This can happen on the day an applicant is coming to view a property and once again, is not deliberate misrepresentation but simply a response to landlord instruction.
Finally, we can readily admit that despite the above examples, we are not perfect. We can and (thankfully, rarely) make mistakes but when we do, everything clicks in to gear to resolve the issues behind the complaint. A dissatisfied customer represents a learning experience and we do not shy away from responding to criticism as long as we know where it’s coming from and to whom we have to reply. We have no specific knowledge of the above reviewer otherwise this issue would have been dealt with long ago.
