My husband and I sold our home in the suburbs of Phoenix to Open Door this spring and used a realtor to purchase a new home. We had never juggled the dance of buying and selling at the same time before and with Open Door this process could not have been any easier on the selling end. Being able to see the differences between Open Door and our Realtor side by side gave us an interesting perspective as a family moving with a small child and our major take away was that if we could have done it over we would have used Open Door to buy our current home as well. On all levels we preferred working with our open door team. They were responsive, totally transparent, available for all of our questions and initiated communication at every step which was invaluable to us. They were flexible with our closing date which allowed us to move and not have to stay in a hotel or have a roll-out mortgage process. When we tell people we used Open Door all of them go "oh but you paid so much in fees I'm sure", no we didn't. Our offer to purchase was full market value, the repair concessions request was small, we would have definitely gotten a lower off had we listed due to known cosmetic issues that Open Door didn't charge us for, and the "holding fee" was within a $200 margin on what we would have had to pay realtors as sellers closing costs all in all we estimate that IF we had gotten a full price offer with no repair requests selling to Open Door cost us $1200 more than a traditional sale. For that price what I did not have to do was deep clean my home, pack away all my belongings to take showing pictures, uproot my 1 year old on at random days and times to show the home, or have the question of waiting who knows how long to get an offer. Well well worth a $1200 difference in take home profit for us. What we found with our realtor was that there was no conversation unless we knew what questions to ask, we were unable to see the home more than once to ensure that it was the one we wanted and we paid more in closing costs to their title company than the one Open Door contracts with. If you have a family and want to move, this is the service for you. If you are a little type-A and like to have a plan, this is the service for you. If you rely on strong communication to feel connected to a process this is the service for you. If you want a fair and market value offer for your home with no hassles and no showing and no waiting, this is the service for you. From this 1st time mom to you, trust me, trust them you won't regret it.
