Honestly, I only have good things to say about this company. I have been a tenant of HHP for almost two years and so far, my experience has been great. The on-site manager is very attentive, and the maintenance team is quick to respond to issues.
I leased my current apartment from Sonia, who was professional and helpful. As someone who had just moved to the Bay Area, I was very worried about being ripped off in such a wild rental market while looking for a decent place (and not a rathole), and I had come across quite a few dodgy agents before meeting with Sonia. But this was never the case with her or the company. I feel very lucky to have come across them. Through the whole leasing process, everyone has been honest and transparent.
(UPDATE) Updated to 4 stars since I've lived here a long time and have had a great experience over the years. They fixed the issue below next day, but it was definitely a one star evening...
Seriously irritated. I've lived here for three years and never had a problem, until water started dripping out of my ceiling last weekend.
I submitted a maintenance request online over the weekend, and on Monday at 2pm I get a text that it was "forwarded" to maintenance. By Wednesday, I still have not been contacted by anyone in maintenance for repair. I look in my bathroom and the small leak has turned into a steady stream, and there is now a puddle of water building on my sink and dripping on the floor.
I go online and attempt to call their 24/7 emergency line, and the extension listed online is incorrect. I do manage to find the number to their maintenance department, but no one answers the phone. So it's 10pm, there is a water leak in my bathroom and no way to contact anyone for repairs. I can't even call a plumber myself because the leak is coming from the upstairs or between the walls.
So I'm writing an angry review instead. This is nonsense.
I have not signed the lease or moved it yet but Sonia has been amazing. She is not just a good contractor, but a good person. She, and the company are willing to work with you. The application process went smoothly and I just signed my holding deposit. The Lady at the happy home headquarters was also very nice and helpful.
Can’t wait to move in.
Sonia is an incredible leasing agent. She is honest, on-point, trust-worthy, and has your best interest in mind.

I would have loved staying 🥺 is my first home here in Oakland California. They were very understanding on my situation. Unfortunately I have to let go.
Because of the blessings received by the almighty God. I was approved for housing for all my children thank you Jesus.
The property management are well teamed. Took care of any needs latterly immediately and on a personal level customer care is immaculate.
Will so do business again in future if needed. Must say they manage business like our hearts does with the seed of life.
