“Overall I had a great experience at La Provence. I lived here for 3 years without any problems before moving out of state. Here’s a list of the pros and cons that I have experienced. PROS: Location – It’s located in one of the greener parts of Sacramento. You also get access to the river bike trail. There are many restaurants in the area and Raley’s is just down the street. Sac State is just over the bridge. Grounds – The grounds are beautiful and well maintained. I especially love all the trees. Safety – The first year I lived here I was single, so safety was very important to me. La Provence has night patrol and their gates are closed at night so it was mostly safe (few exceptions are listed in the cons below). I never experienced car or home break-ins. My husband did get his license plate stolen once, but that was one incident in 3 years. No drama – The staff and neighbors were very friendly. I’ve heard of many apartment complexes having nosy landlords, but La Provence is not one of those. Their staff is very professional and helpful. Maintenance – Richard the on-site maintenance guy is great. The few times there was an emergency, he was easy to reach and came right away. When my washer and dryer broke down, he let me do my laundry in one of the vacant apartments until he could get someone to come out and fix it. Large kitchen – Their kitchens are insanely large, especially for an apartment. SO MUCH CABINET SPACE. But I got a little carried away and bought too many kitchen items. Now that I’ve moved to an apartment with a smaller kitchen, I have to get rid of a lot of that stuff. So keep that in mind if you’re planning to move to another apartment in the future. This kitchen size is rare. Appliances – Has all the standard appliances, including washer-dryer and microwave. The fridge has a water filter and ice maker which is a bonus. Outside storage closet – Really helpful for extra storage. Just make sure the boxes you use are sturdy because at one point rats did get into the closet. But they left after Richard set up traps. Mail – They recently installed an Amazon Hub which makes picking up packages even more convenient. Online rent and utilities payment – Super handy. Note: I’ve seen some reviews complaining about the smell of marijuana but I never smelled it. I guess I got lucky that I wasn’t living near anyone who smoked it. CONS: Price – All these conveniences come with a considerable price tag. And bear in mind that rent does get raised a good amount each time you renew your lease. The longest lease term they have available is 10 months. But if you can afford La Provence, I think it’s worth it. Construction – They’ve been working on new apartments for a while now, so you get a lot of dust and construction noise. I was lucky that my apartment wasn’t near the construction, so I was spared that inconvenience. But they seem to be close to finishing it, so it shouldn’t be a problem for much longer. Homeless people – During the day the gates are open, so homeless people will come in on their bikes and rummage through the recycling. I’ve never had an encounter with one so I’m not sure if any were dangerous. But I don’t blame this on La Provence because as the homelessness crisis worsens in Sacramento, this is inevitable. Creaking floors/ceilings – I lived on the first floor, so I heard creaking every time my upstairs neighbor walked around. That being said, I rarely ever heard anything else from my neighbors like talking or music. I just learned to tune the creaking out. Loud traffic – My apartment was near the border with Fair Oaks Blvd so traffic sounds were pretty loud. If you’re not bothered by traffic noise then this shouldn’t be a problem. La Provence is the only apartment complex I’ve lived at in Sacramento, but I did a lot of research before moving there. I believe it’s one of the best in Sacramento, so it’s definitely worth checking out if you’re looking for a new place to live.”
