This leasehold property had many obstacles to being sold: the current leasehold will expire in 8 years; the condo association potentially will have a special assessment; and the leasehold owner had many demands before signing the “Assignment of Apartment Lease.” Subsequently, Grant ensured each purchase inquirer understood the situation regarding the condo leasehold duration and the potential assessment. The condo recorded 7 weeks after the buyer-seller agreed upon date. The delay was the leasehold owner’s demands for new conditions in obtaining an agreement for the “Assignment of Apartment Lease.” Grant represented me and negotiated the new requirements for the “Assignment of Apartment Lease.” In the meantime, the buyer needed a place to live. So, Grant negotiated an “Early Occupancy Contract” to accommodate the buyer’s need for housing. I have known I could trust Grant since purchasing this condo in 2003. After that, Grant and I worked together in 2005 to convert this condo into a rental property. Later, he helped me find a property management company.
