  I have rented from Morgan Properties on two different occasions. The first time, I had absolutely no problems from the company and no problems with the apartment. The second time, there were issues in the apartment that started from the second week after I moved in. I called and they came out within the day to fix the issue. I had more issues and eventually due to the upstairs tenant, had major damage to my apartment. Tammy herself came out and saw the damage and let me out of my lease, no real questions asked, and full deposit returned. I know people are going to say whatever they want, but I always paid my rent on time, (meaning it was due weekly and in the drop box Friday evening at the latest, so I never had to pay late fees). Tammy and the other office staff were always wonderful to me and dealt with all of the issues coming in, as quickly as they could. I couldn't have asked for a better property management company. Remember, don't always take complaints at face value, because behind every complaint is about ten compliments that never get said.

  I'm an out of state property owner of several houses managed by Morgan Properties. They are by far, the best property management company in Anderson IN. So much so, I've recommended a total of 4 out of state friends with a total of 30+ rental homes to Morgan Properties; they are all still satisfied. Morgan's homeowner/renter policies are thorough and fair. Morgan Properties, in most cases where the renter deserved it, is very forgiving and understanding of the renter's needs and issues. However there is a point in time when Morgan Properties must enforce rules and policies. Does Morgan Properties make mistakes? Yes they do, however they are always minor mistakes. I find that the more interest I take in my own properties (i.e., flying out once in a while, visiting/talking to folks at Morgan Properties, checking on my own houses), the more I understand how difficult and complex property management really is! They do an exceptional job locating and vetting renters. However sometimes when renters vacate, they leave my house a mess and have broken things; it happens once in a while, no way to prevent it. Overall, I'm extremely happy with the service I receive.

  They have been handling my properties for years and I have been satisfied with their services. I live out of state so having someone in the area has been a relief for me. I think communication could be better. Overall they have been good to work with.
