I have been renting from A and K rentals for two years now. I have found Kevin and Angie to be friendly easy going and always there when I need them. Keep up the good work guys
I would prefer if this site allowed me to respond to each review individually but it does not so rather tha try to address them each I will make a few statements that cover all of the negative reviews here.
We at A&K Rentals are not perfect but we try very hard to take care of our tenants. In the 30 years I have been managing A&K I have had to evict many people. In. Almost every case it could have been avoided if the tenant would have talked with me.
1) we work very hard to correct problems quickly.. If a tenant call in a repair it it turned over to the appropriate repair service within minutes to, hour depending on how critical the repair is.
We tell our tenants if you have not heard from the service within 48 hrs for non emergency repair call us back. They are handled as quickly as possible. repairs may get dropped. We may mess up. The repairs service may mess up and drop it. Or the tenant may fail to answer their phone because they don't recognize the venders number.
2) we will bill a tenant for damages. You pore grease in the sink and plug the lines, your kid drops a toy in toilet. Etc you have to pay to,fix what you break. People often get upset by this but the tenant is responsible for there home. We do not require renters insurance but we strongly encourage it. In most cases renters insurance will cover these types of damages.
3) Tenants are expected to do minor maintenance. This is. Not just my rule it is part of the "Landlord Tenant Act." Kansas. States law. You can change your own toilet float. I will show you how if you don't know how.
4 Office staff. No they are not always going to take time to chat. And some times a tenant does not want to hear the word no. If we say no we are rude. We do not have the time to hear your story about your car breaking down. If you're rent is late there is a late charge. Just tell me when you can pay.
My staff is not here to be your friend. We try to be friendly and courteous. But. We have a lot to do every day and we can be short and if we are having a bad day we may be rude. We are human. We try to be better but we will always fall short of perfection
We have 130 units we have a 95 to 98% occupancy and our tenants stay an average of 5 years. We give a lot to our tenants but expect them to take care of the homes we provide them. So we must be doing something right. But we can't make everyone happy.
