  I had never been to a B&B before this trip, but boy did I pick a good one for my first time. I'm not a fancy guy. I like rustic, simple and quiet. I always thought B&B's were flowery dens of fancy she-she-fu-fu stuff. The Antietam Overlook Farm is not that. When my wife and I pulled up, the house looked like a post card luxury cabin. When we walked in I instantly felt at home. It was like walking into one of those beautiful homes you see in a Hallmark Christmas movie. Timber frame and beams everywhere and a large rustic stone fire place greet you in the common parlor area. The house just perfect. We were greeted by Mark not like guests at a hotel, but like old friends visiting his home.
  
  Our room was The Gardenview on the first floor. The room was very cozy and warm (it was 2 degrees outside that night). We had our own gas fireplace, tub, shower, and WC. The king size bed was....amazing...just amazing. The room was eat off the floor clean.
  
  We had brought food with us since it was so late. Mark was kind enough to give us plates and we sat in the parlor by the fire and conversed with him like we were old friends.
  
  Breakfast the next day in the cozy dining area that boasted a two sided stone fireplace. The meal was simple but perfectly cooked by the firecracker of a cook/maid/hostess, Tina. She is too fun and will keep you talking and laughing. Again, it felt like we were just friends visiting her home. We had great time just lounging around the parlor reading, conversing, and looking at the million dollar views of the surrounding countryside. There is a parrot in the parlor as well that even says a few words here and there and is fun to just sit and watch.
  
  I will be back for sure. I travel a lot for appointments and now regret always staying in hotels. Go here.....really go. Type the name in Google,click the link and book your room. Also try to book on their website and not a travel site. It helps the B&B out more.

  Superb service in a cozy Inn! Close enough for sightseeing, far enough to relax.

  Beautiful property, very cozy rooms and amazing staff! They were very accommodating and made us feel welcome. Private screened porches are great. We will be Back!!

  Five stars for location and facilities. Excellent staff too. I feel bad about taking one star away from the overall rating. But it is due to our experiences at other B&B's where the food at breakfast is outstanding. The breakfast here was great but not at the level we have experienced at other places.
