Great location. Quiet chill community

The pot holes are fixed. Love it here. Most people are very friendly here. There's always 1 or 2 bad apples where ever you go. Over all A+.

Lived here for the past 16 years. It was a planned retirement community. All of the homes are modular, but still nice. There is a Home Owners Association one has to belong to in order to purchase a home in this private community. Monthly dues are $88. There is a General Improvement District which charges about $230 per month, depending on your water and propane usage. It covers front lawn care, operation of the sewage plant, weekly trash pickup, roadway maintenance, 24 hour security guard patrol, swimming pool and hot tub maintenance, your fresh water and propane, and maintenance of anything of ownership by the association such as the patrol vehicle.
Much of the properties are on lease, but I purchased my property outright with my home. I wouldn't recommend purchasing a home on leased property. The leases, no matter where, always get more expensive each time they are due for reinstatement. With the exception of the homes located along the Truckee River, where trains rumble past blowing their horns, this is a nice quiet area. The homes located on the very south part of the housing area are the furthest from the railroad noise. I like living here.
I just notuced that I confused the trailer park next door with our retirement community Rainbow Bend. Rainbow Bend isn't a trailer park.
