After getting offers from SEVEN companies, Home Theory was the highest offer. All I wanted was the highest offer from a reputable company who could actually buy my father's house. I got offers from other companies, they all gave me really high offers which unfortunately I fell for. These companies came out and lowered their offers by 40-60k!!! After getting jerked around by for 4 weeks, Coco and Cash were the only one who stuck to their word, gave me a real offer that was higher than all of these other scam offers where they drop the price multiple times. We closed on the day I wanted to, IN MY NEW HOME. didnt even have to go to their office. Got my money same day. I would HIGHLY recommend you stay away from these other companies out there and just go with Home Theory because they DO pay the highest price. I can guarantee you that.

I am currently working with Courtney and Cash with Home Theory. They are purchasing my home, however, when the ad says there are no fees or commissions paid out, that's not entirely true.
They base your house on a certain amount of value from recent close by sales. Then they deduct the cost of repairs, which is expected, they then deduct their profit that they expect to make on the sale of the house after the repairs are made. The difference of the money should go to me, the original seller of the house to Home Theory. HOWEVER, that's not actually where it ends. THEY NOW TAKE THE AMOUNT YOU SHOULD BE RECEIVING FOR SELLING THEM YOUR HOUSE AND THEY DEDUCT FRONT END CLOSING COSTS, THEN REAR END CLOSING COSTS WHICH INCLUDES REALTOR COMMISSIONS.

Then you get what's left over.
So the closing costs that they say they pay in all actuality comes out of what they would be purchasing your house for. So you do actually end up in a round about way, paying all closing costs Plus realtor fees.

Although Courtney and Cash Lawless are exceptionally nice people I still feel I am getting less than I should be on the sale of my home.

Our agent Courtney Lawless is the best!! Not only did she sell our house and help us by our dream land but she truly put us first and went the extra mile plus. We sold our house in Nov 2021 and bought our land Jan 2022. That when your normally done with your agent. Home Theory (Courtney Lawless) made selling our home a breeze. After multiple lowball offers and one that signed a contract with me that had no intention of paying the contracted price, I was very lucky to find Courtney. Zero issues!
