“Rawlins brought us clarity in an insane market. Several times after viewing properties or on the phone, he took the time (45 minutes to an hour ) to explain the market, manage our expectations, and show us how to approach the market. His approach ended up working for us. It got us: Looking at the right houses to keep close to our price range Seller-funded closing costs--this seems like a myth to my other friends who are buying. Paying asking, and slightly below appraisal, for the home. This last point might be moot in a few years, but in 2021, it's a significant victory. Like a lot of optimistic buyers, we came into the market with high expectations. Rawlins does a great job managing those expectations and getting you to change your mindset to meet the market where it's at and not where you might like it to be. He's a great communicator; whether via phone, text, or email--my preference is the latter two--he's willing to use the communication methods you prefer. He has a team working with him that's great for communication; I don't think I waited more than a few hours ever for an email response. We didn't use his recommended inspector, but that's because we found our own and had a bad experience using the realtor-recommended inspector in the past. He referred us to a great lender. They had solid communication and a great application process/paperwork management system. We had one road bump near the end of the sale--just a small mistake regarding items included in the sale. Rawlins owned it and worked with us to make it right. We plan to use him to sell our first property without a doubt.”

“Pros; My roommate and I have enjoyed this place and its price for several years now. You are in the middle of so much to do that is walk-able! Updated appliances and look to the inside of our apartment. The staff is friendly and helpful. Maintenance is timely and consistent. They have apartment wide clubhouse events (pre-cv 19), which are very nice. Pool is clean, gym is nice. Parking is easy! Neighbors are respectful and nice, and most people stay here for years so you'll start to recognize everyone around. Cons; The buildings are not quiet. You can hear every footstep and sound of neighbors above you, with loud floor creaks. Walls are thin, but I think its a trade off for the excellent location and apartment staff. *Overall a great place to live, just has your typical apartment downsides.”

“Charles has been a fantastic realtor of our new home in University Park. We’re California emigres from the Bay Area, and wanted a similar mix of great location to restaurants, coffee shops, etc., great schools, and nice, walkable, green neighborhoods. Charles gave us great options, by querying our tastes and dislikes, worked with us over a 3 month period that ended up in the purchase of our dream home. He did a ton of work on some diligence issues we had with the house - which all worked out - and through that process I learned about him that our best interest was the only thing he cared about, not simply closing the deal. Then, after we closed, moved all our stuff into a moving truck, and arrived with only a few bags into an empty home, he truly went above and beyond the call of duty by providing a care package of food, plates, some chairs, and milk for our 2 year old, to make it easy to camp out in our new home while we were waiting for our stuff to arrive. Forgot to mention he helped hire a range of local services from plumbers to handymen. Incredible, highly recommended!”
