“The road is like driving down an off road course. I could imagine if you live there for an extended amount of time the suspension on an older vehicle might wear quick. There were dead tree limbs all over. It would make for a great movie location for an abandoned RV park, maybe zombies would walk out around a corner. I would be nervous to park my truck over night.”

“I really enjoyed staying at Sundowner. It’s was super peaceful and picturesque. The sunsets were amazing, and we loved walking to the back wooded area to sit and just talk. The faculty are welcoming and always have a smile on their faces. I love that there are storage units here. I used it as my walk-in closet, my huge walk-in closet haha. The entire park is super clean, and so are the restrooms. Another perk was that it felt like a gated community. Having a gate code was great as well. It made for an experience that felt safe. “Very quite & peaceful. Mostly nice mobile homes here. However, they're packed so tightly in here that we don't really have a yard, or much room at all to build a fenced in area for the dogs. If you don't mind that & having very close neighbors, it's a great park to live in. We feel safe here letting my 9 year old niece walk home from the bus stop, & safe in general.”

“The staff is so friendly and helpful and I see them running around all the time working to keep this place top notch. They keep pretty good hours in the office so there is almost always someone to help if you need anything and if there is an emergency I've seen the staff here working away to get it fixed. The facilities have stayed very clean the whole time I've been here. Bathrooms are in my opinion usually a good measure of how clean a place is and the bathrooms here are cleaned daily(or close to it). Laundry is a breeze here. It is all paid for through an app so you don't have to worry about keeping cash and quarters. All the washers and dryers work great. The pool and hot tub are great. They also have small dog parks in almost every corner of the park. The spots are clean and offer plenty of room. I have a 29' trailer and could easily still park 3 vehicles and have room for my "porch" out front. Power and water are reliable. They have had to shut the water off for emergency and maintenance purposes from time to time but never very long. The free wifi is okay for browsing but you're not going to do much more than that. They offer faster internet packages for streaming that are pretty reasonable.”

“My husband, myself, and Molly (our golden retriever) spent 2 years here and loved every minute of it. If we hadn’t built a new home I would have been happy to stay forever. The managers were fabulous and the neighbors were so friendly. Never felt so welcomed and belonging as we did living there. I’m sad to be leaving but are taking a lot of great memories and friendships. Perfect place if you are a dog owner.”

“A very nice RV park, with friendly folks. It's pretty quiet besides the noise of Highway 281. We used to have little get togethers on the regular. Set on the bench next to the cabin with a BBQ some beers, & dice. Eventually the neighbors would start showing up. Sometimes we would have to grab another bench because of all the neighbors coming by. I recall one time we had 3 benches together. We became friends with most of these fine folks. It really was a highlight for me when I came to Texas. I look back at these times wistfully, with great reverence. But I do hear that manager they have there. Has very little compassion or empathy for people helping their loved ones in a time of need.”

“We stayed in our travel trailer here for 3 months. Julia, the office/park manager was a life-saver! At the ladt minute, late on a Saturday she told us to park it and Monday we'd sort it out. After having been ripped off at a "resort" in Austin this was a huge blessing. The park is CLEAN. There is a lawn service who does a great job. We were on an end and loved it! There were no dogs loose. No dogs barking. We moved because it was 45-60 minute commute to hubs office... so now we are half the distance. However, no concrete pads. Dirt and rocks! Julia keeps everything together. Classy, efficient lady.”

“Very friendly nice people! We were there on Christmas eve and day. Don and his wife left us a tin of Christmas cookies and a card wishing us a merry Christmas. We had a nice concrete slab to park on. Full hook ups. Reasonably priced. Quiet. Assistant manager Lisa was so helpful to us and a sweet lady. Would recommend this place!!”
