  I wish I could rate 4 1/2 stars -- the issue we had here would not warrant knocking an entire star off, but it's still worth mentioning.
  
  The good: The front desk staff and the maintenance personnel are all great people who have been nothing but helpful, our apartment was incredibly clean when we moved in, and the community is overall very quiet. We love living here.
  
  But a few months after moving in, we got dinged with an almost $120 vacancy charge (charges incurred for not having utilities put under your name before moving in). Avalon Bay, the company that owns the apartment complex, uses a third party service called Conservice to handle their billing. We sent Conservice PDF copies of our bills showing that we had moved utilities to our name the day before we moved in, and they waived most of the charges... except for a $50 penalty fee. Conservice said the only way to waive the penalty fee (for charges they otherwise forgave!) was to schedule a 5-way fun chat with us, the front desk, both utility companies, and Conservice themselves.
  
  Five stars for the Eaves itself and their staff, but with the caveat that Conservice is kind of terrible and you may find yourself surprised with random fees through no fault of your own that will take a lot of your time and energy to clear up.

  Eaves Fairlakes is a great community to live in.
  Sadly, I recently moved away from there. I was a
  resident for over 7 years. My overall impression,
  is that the community is a pretty quiet, well
  ran community. Michael and the property management
  staff are always on top of any issues that arise.
  All issues I have had were responded to and resolved quickly.
  There was not alot of passing the buck, but more how do
  we resolve the issue quickly, which, i greatly
  appreciated.
  
  The maintenance team is very good in the community.
  They respond and fix issues in a days time.
  Emergencys are handled immediately. I've only had
  one negative incident in my entire time and that was years ago.
  All other incidents were very positive.

  Extraordinary excellent. Stay at eaves for about 2 years and have to leave due to work. The apartments here are relatively cheap but well managed. Staffs are always there to help you go through any problem. Nearby you have a shopping mall, a lot of different stores, restaurants and a costco. And it is quite convenient to go to anywhere you want via VA28 and I66. If I have a chance to move back to Fairfax or nearby area, I will definitely come back to eaves.

  I would like to give a shout out to Larry Sherry! He’s a gem! He went over and beyond his duty and helped me jump start my car. He used his own vehicle to jump start my car! He’s very helpful!
  I would also like to thank Elvin Amador who stopped to help me first.
  Lastly, I would like to thank Gilda Radwan from Eaves office who always helps me out when I need help with emails, printouts, etc. Everyone in the office are professional, helpful and friendly!
