Manhattan is 40 miles to the west and the taller buildings are rendered small, as at this distance, the earth curves away from the island 1,067'. Broadway is 1, 067' lower then Cockenoe Island. You will see the upper portions of the tallest buildings and - if the lower air is cooler (and denser) you will see more or less of the remainder depending on the refraction of the temperature gradiant.
