  My wife and I had been looking to buy a home for a few years, we had worked with other real estate agents without much luck (in this crazy and competitive market) until we were finally lucky enough to meet Katya.
  We were referred to Katya by a friend who had purchased a home with her earlier that year. From what we heard, as well as our impression from meeting her, we knew we could trust her. She is patient, kind, caring, and knows this crazy market like the back of her hand. Her professional assessment of the condition of the property and its current market value is spot on!   Katya has been wonderful to work with. A few years ago we viewed properties with her help but decided to continue renting, which she graciously accepted and supported as the right choice for us at the time, despite having helped us through viewing a number of properties.
  
  This spring , after having grown our family, we decided it was time to revisit the possibility of home buying- even under the unprecedented circumstances brought by covid. We saw numerous homes in many different towns, both open houses and private showings with Katya's help. As first-time home buyers it was a stressful process, but Katya was great at explaining the process each step of the way.
  
  My wife and I had many considerations and challenges, needing recommendations for an home inspector, real estate attorney, etc. Katya was so well connected and helped us manage each piece of the process.
  
  We ultimately ended up being one of four offers (in less than 72 hours) on our dream home, and with Katya's guidance our offer was accepted! Katya helped us navigate inspection and closing with all the challenges of covid. We are now happily moved in and could not be happier with how things worked out. We are so happy to have had her support and guidance and to have landed our beautiful home.

  Home buying can be an exciting and stressful journey at the same time. We started working with Katya a little over 5 years ago and she made this journey so stress-free for us. She has a cheerful disposition and listens and understands your needs before presenting you with options. Katya is very patient and has the kind of knowledge one acquires through experience. She understands the market very well and assesses the property thoroughly to present the pros and cons which enabled us to make an informed decision. During our property visits, she never rushed us or showed any bias. When we finally found our home, she helped us negotiate a very good deal. Not only does she invest her time but goes over and beyond to ensure a smooth transition. She shared excellent suggestions on movers, plumbers, handyman and electricians, with whom she has worked with over the years. This resulted in us having a hassle-free move and helped us get work done at our new pad. We would highly recommend her to anyone buying or selling a home.

  My wife and I worked with Katya Pitts to buy our first home (a two family in Reading) and cannot recommend her more highly. From the start, we found Katya personable, easy to work with, and a great match for us. She knows the markets we were looking in, what constitutes real value, she is well connected, and she owns rental property, which was particularly important to us. At our first meeting, we were having trouble finding a good mortgage option, as most first-time homebuyer’s programs did not meet our needs. Katya recommended a bank with an excellent mortgage program for our situation that our research hadn’t found. As we placed offers, she showed her knowledge of the market by recommending competitive bids with acceptable terms on a case-by-case basis. When we ultimately found our home (a two-family that needed a bit of work), we were willing to go over the asking price, similar to previous offers. However, Katya recommended that we bid below asking and that we not waive the inspection contingency (which is practically unheard of in this market). To our surprise, the seller actually accepted our offer! Post-inspection, Katya aggressively negotiated on our behalf, further lowering the price to nearly 7% below asking! Every agent should be able to find suitable comps and place offers, but Katya was able to see and leverage the subtleties of our situation that we (as new buyers) overlooked, which was a huge value. We recommend her without reservation and look forward to working with her again.
