(February 5, 2019, 11:05 am)Lived here from March 2018 to 2019, I honestly only moved because the rent went up. If the price at the time you are looking is good, this place is amazing. There are a lot of families that live here so its got a nice safe vibe to it. The only downside I had was I was on the 3rd floor and the windows are single pane, so in the summer my AC bill got out of hand.

(August 30, 2018, 4:46 pm)Update 5/4/2018: since my initial review, 3101 Place actually had a change in management. This new management is so much better than the one before. If there’s an issue or a maintenance call, they take care of it the same day, if possible. Whereas before it took days, weeks, if ever. I’m very impressed with the new people in the front office. They’re also renovating the entire complex, it seems like, so it would be exciting to see what the finished product will be. The hallway in my building did used to have a constant smell because of the dog poop that would always get left behind right at the end of the hallway, however that was resolved right away as soon as the former residents, who I always suspected to be the culprits, moved out. Coincidence?
Conclusion: it has become a great place to live once new management took over & it seems like it will only get better.
First, let me start by saying the application process was not an easy one. We explained that we needed to move in right away due to our previous home being affected by the recent Brazos River Flood. We were told after we were approved we could move in by the end of the week. After our approval went through the manager (not sure of her name) changed her mind and made us wait another 1.5 weeks.
Since day one we noticed a problem with roaches in the kitchen. Even with roach traps they still persist. Don't think they'll ever be rid of unless pest control takes care of it with hazardous chemicals.
Other issues from day one: The counter covering in the kitchen began to peel up before we moved in. We called but no one was ever sent to fix the problem. After using the dryer the first time I noticed the lint filter didn't completely fit in the dryer causing the lint to shoot out and get stuck to clothes, the dryer door, and fall out. Someone was sent to look at the issue the same day but said he needed to replace the part and would do so by the end of the week. We never heard from him or from management about it ever again.
There are plenty of pets around. Almost all the units on my floor of my building except for us and a couple others have some sort of pet, mostly dogs. Which means there's plenty of dog poop in the grass, even though there are 'poop disposal stations' located all around the apartment complex. The smell and flies while walking on the side walk is of course very unpleasant.
The parking is another issue. Management says there's enough parking for everyone to park at least two cars. That is not the case at all. If you arrive after 5 p.m., good luck! There have been times when I have to park two whole buildings away from the one that I actually live in. There is reserved, covered parking for an extra fee. However I think the issue could be resolved if there were at least one assigned parking spot for each apartment.
Overall it looks like a nice place to live, with the security gates and cops patrol but looks can be deceiving. The management isn't very quick to respond to issues IF they ever respond. Some of the residents make the living experience awful too. This has not been a pleasant experience for us personally and we can't wait to move out as soon as our lease is up.
