“I hired Mr Chen to represent me for my landlord to tenants dispute, which has been lasting/ dragging for more than 5 years. It was a nightmare to have 2 tenants who refused to early terminate the lease by amicable terms and still dragged me to a lawsuit. The tenant was able to have a default judgement against me and a lien almost entered to my property (not successful). I first hired an attorney who was 5 star reviewed and he charged me for everythig, calls, texts, and even monthly account mainten fees. And he was able to dismiss the default judgement but his fees were like 3 times more than the original quote i got. At the 3rd request for another $5k to refill the retainer, I decided to quit. Then I found Mr Chen. Not only he immediately told me my case had a limitation of attorney fees in the lease, so both party is liable for their attorney fee, so it’s not worth to keep this law suit go on. The previous attorney never mentioned to me about the limitation and said the fee clause can be uplifted by certain statue. Mr chen was the only attorney I consulted that told me to accept the settlement agreement the opposing attorney has mentioned. He told me in california, landlord won’t get much help from a jury trial. The other attorneys were basically dancing and didn’t have an opinion. At least I didn’t hear any obvious opinion. And then, Mr Chen sent me a beyond reasonable retainer and I accepted it. Along the case, there were texts, emails, and calls. Mr chen pushed the case forward immediately and fast forwardedly. My case was able to reach a final settlement agreement within 1 week or so, not more than 2 weeks right after the retainer agreement. It was dragging for more than 5 years before Mr chen. Mr chen drafted the settlement agreement at like 1 am on a saturday morning if my memory serves me right. He was pushping the opposing attorney hard to get the settlement done. He joked that if the other attorney would not settle, he will drive to her office to beer her into settlement… I laughed hard on that one. Anyways, he showed up timely on all hearings and I know he isn’t a real estate attorney, but he handled my tenant landlord dispute so well that I‘d like all landlords to look into his service. He didn’t charge me for a penny on the texts, messages and calls. So don’t be afraid of his slightly higher hourly rate. He is worth it. I‘d like to retain him for another case if he takes me. All in all, he is an attorney that is truly kind and think about his client’s benefits as priority number 1. Trust me, I’ve dealt with attorneys and not many attorneys are like that. He put absolutely my benefit front of his attorney fees.”
