“Been here a few years, don't be fooled by first impressions . It's relatively quiet, affordable, and the staff is friendly. I get my own home with a fenced in yard for less than you would pay to live in a cubicle apartment. There are lots of families here and neighbors watch out for one another. Sure it's far from upscale, but it's a nice community to live in.”

“I gotta say, even with over 1,000 sites- this place was pretty quiet and peaceful! The staff was absolutely pleasant and very accommodating. I will admit that after reading some of these reviews- I was definitely discouraged about spending 8 days, 7 nights here but I went in with an open mind, read the rules and respected them which is what you should do. We, a family of 6, had no issues. The crabbing dock/ fishing pier was small but efficient. The beach is not like a swim beach but more of a relaxing area looking over the bay. Our campsite was quite large. The bathhouse was very clean, and the hot water was perfect. Everything was perfect. I would recommend bringing bikes or a golf cart as its alot to walk in the heat. The only downfall I had here, and it's not the camps fault or problem- but it seemed the kids were nocturnal! 8 and 10 year old out in the playground areas at 1 and 2 am...what's up with that? My children were 17, 16 and 14 and I made sure they were at the site by 11pm. As I said, not the camps issue but as a mom, I couldn't believe it.”

“We had a fantastic stay at this KOA, the owners were very friendly as well as the staff. Our kids enjoyed the playground, the toy cove, and the tractor ride with bubbles every night. We even had to borrow equipment to help us reach the water and outlets because ours wouldn’t, no additional charge. We rode horses next door to the KOA, walked across the street and went fishing at Estes Lake. Great location to the entrance of the Rocky Mt. National Park. We will definitely be back.”

“The Park has standards they expect the tenants to adhere to , therefore the Park is clean and well maintained. There is not a lot of excess items laying around causing a cluttered, unkempt look. The neighborhood is quiet, folks are friendly. The Staff are friendly and helpful. In my own opinion the few people who have problems with the Park, it's Maintaience Crew or Office Staff bring a lot of trouble on themselves. Follow the rules of the Park, pay your lot rent and water bill on time and keep your place cleaned up you won't have any problems”

Me send like millions letter i dont know why wates the time in send me to much letters I know the i have to paid .the they charge you $35. And not comfort with that extra $3 por day . and i don't. “I am a resident. What I like about this development are the many trees and crazy hills. My neighbors are very friendly and very kind. When a resident is in need you can be sure that your neighbors are there in one way or another. The event coordinator always plans fun activities. Often there is an event offering breakfast or dinners for certain occasions. Usually a small fee is charged. Oh don't forget the annual rummage sale held in the club house. There is also a breakfast and dinners to meet and greet your neighbors. Many of my neighbors stay very involved with club activity's and lunch bunches.”
