“I stayed here for two weeks, had no problems or issues at all. Neighbors all seemed friendly yet stayed to themselves. I came w kiddos and dogs, and everyone enjoyed their time here. Work staff was extremely kind and attentive. Very clean bathrooms, showers, and well kept lots. Gate access to parks, basketball court, and trails. As well as a gated dog run within the park. Conveniently located in the heart of Manitou Springs, this is a perfect location. Beautiful views of Pikes Peak and the incline, as well as daily visits from the local deer. Will definitely be back for my stays next time I'm in town! Laundry open 24/7 and reasonably priced!!”

“We live on a Chris Craft in San Diego and look at us we wanted to stay two nights on different boats we stayed on the Sea Peepers for the first night, lovely linens and bed are so comfortable. Everything you needed, including a little basket for breakfast. Will be back…. the other review is for the Serenity little very cozy again, the bedding on the bed was so comfortable We fell right to sleep. “We have been in the past to a lot of campgrounds when my kids were little mostly staying in cabins. We just purchased a camper for just us. Our kids are grown. I pulled it there myself for the first time. I was so nervous about setting it up without my husband that he was coming after work. When I got there, I have to say they were the most friendliest people They lead me back to my site and set the camper up for me. I was so relieved. I will definitely go there alot.”

“I've lived here for 2 years now. It's definitely not solely 55 and up. There are children on my block. However, for the most part, it's quiet. I do hear Lancaster speedway loud and clear. I also hear all the football scores from the high school games. I'm more towards the farthest street away from the school. There are a few new mobile homes on my street from 2020 when I moved in. A new home went in last week on my street, it's still progress. Today is 7-26-22.”

Pool wasn't open the first time but was on our second stay! I will definitely be staying here again!!!! Only down side is all the smokers standing in front of the door!”

“We stayed at this timeshare with my family. The condos were very nice, even the 1 bedroom was roomy enough for a family of 4. The pool was the highlight and great for children. Plenty of towels, seating and lounge chairs. We enjoyed using the grill stations, the games and the gym. We also visited the iMax theater which was walking distance. Shopping is close and it's about 25 min to downtown St Augustine. The only thing that was a bit of a bummer was they were doing construction on one of the buildings so it was noisy at the pool. They started it at 7:30am. The staff was pleasant and helpful. The rooms were quiet though. I would stay here again !”

Be prepared, no on-site water and the campsites are a bit close together and have slope. As long as you know these details and are ok with it, you will love it.
