“Staying here depends on what you're looking for. We just wanted a reasonably priced hotel in Kings Beach for 2 nights. We found it! It was VERY clean. Rooms are tiny and didn't even have a chair but we brought beach chairs and even sat outside the room and enjoyed the view. No one was onsite but we managed to get more coffee from the housekeeper in the morning. If you stay more than one night, why do they only give enough coffee for one? (One of my pet peeves in most hotels)? Curtains didn't keep out all of the light at night so if you're a sensitive sleeper, bring a sleep mask.”

“Amazing location, 10 min walk from downtown, & 5 min walk from the boardwalk. Room in side house was beautiful, staff is very accommodating, everything is clean and organized. Found my new spot, I will definitely be bringing the misses back. Didn't have to touch the car for 3 days & they have off street parking. All in all we both think their biggest area of improvement is their coffee in the morning. 5 out of 5 stars.”

Other than that, very nice stay. 2 eye stove top, pots, pans, utensils, plates, glasses, coffee pot, blender, toaster, refrigerator, bowls, can opener, shower bath, clean linens, towels, tile floors, bed comfy, etc etc. Staff nice & accommodating. “Have lived here for almost 2 years. Haven't had any problems with any of my neighbors or what so ever. The only thing that's bothering right now is my new front neighbors that haven't completely moved in and every time they stop by to improve their place, play loud music during the day... I know right.... but it gets to the point were I can't stand the same rhythm. To make things worse it vibrates the whole place..... it's so annoying... If you read this new neighbor have some sympathy and be aware that not all people like listening to the same rhythm over and over again. Last but not least, there are some neighbors that work night shifts that deserve some good and quiet sleeping time.”

“Small Motel but the interior of the room we got was nice. It had a kitchenette, table, chairs and the kitchen cabinets were nice. 2 queen size beds were perfect for our family. The owners were very nice and it's really close to the beach and where market days take place. Sorry that one of our kids threw up on the floor but we cleaned it up as best as possible. We will be back soon”

“The innkeepers, Frank and Joanne are the perfect hosts. Welcoming, kind and always putting their guests first. The inn is meticulously maintained both inside and out. The grounds are lovely with many different types of flowers, trees and bushes. Joanne is an artist. She had painted a mural of the Ipswich area on the walls, perfect artistic accent to the other furniture in the room. The Queen Size bed was very comfortable, like new, plenty of linens. Frank prepared breakfast every morning, fresh seasonal fruit every day, eggs, blueberry pancakes, French toast, pastries and lots of great coffee. The location is perfect to downtown Ipswich, Glochester, Rockport and Essex and all the local shops, beaches and harbors. The Hellenic Center is just a few hundred yards down the road. It was very convenient since we were visiting to attend our niece’s wedding. My husband and I enjoyed every moment of our stay. I would not hesitate to stay with Frank and Joanne on our next visit to the area and recommend the in to stay, true New England Hospitality. 🙂”

“Come here for the experience of going back in time to the Old West! Don’t be looking for current day amenities, as there is no wifi or A/C or a fancy spa and gym here. Oldest hotel in VA city and yes I can confirm it is very haunted. I stayed in room 19 and it had the best view looking down C street and the surrounding mountains. It was also a lot “brighter” in this room and I was able to view spectacular sunrises.”

The reviews make it look like the beach is right there but it's quiet the hike and plenty of business in the way. Speaking of businesses, not a lot close enough to walk to but plenty within a short drive.”
