“I stayed here for two weeks, had no problems or issues at all. Neighbors all seemed friendly yet stayed to themselves. I came w kiddos and dogs, and everyone enjoyed their time here. Work staff was extremely kind and attentive. Very clean bathrooms, showers, and well kept lots. Gate access to parks, basketball court, and trails. As well as a gated dog run within the park. Conveniently located in the heart of Manitou Springs, this is a perfect location. Beautiful views of Pikes Peak and the incline, as well as daily visits from the local deer. Will definitely be back for my stays next time I'm in town! Laundry open 24/7 and reasonably priced!!”

“We have been in the past to a lot of campgrounds when my kids were little mostly staying in cabins. We just purchased a camper for just us. Our kids are grown. I pulled it there myself for the first time. I was so nervous about setting it up without my husband that he was coming after work. When I got there, I have to say they were the most friendliest people They lead me back to my site and set the camper up for me. I was so relieved. I will definitely go there alot.”

“This is my favorite park with my kids! It's beautiful, quiet, shaded, and surrounded by nature. Good place for kids, dogs, hiking, and basketball. My kids love riding their Scooters and bikes on the big basketball court area. The bathrooms are my favorite... made from nature. We've had each of our kids' birthdays here for the last 4 years, and everyone agrees that it's worth the drive! It's even more magical at sunset! Great spot for a photography session at Golden Hour.”

“Terrific paved and unpaved trails of varying lengths were fun to hike. Saw 5 deer at different places in a 2 mile walk . The swimming beach is fairly large and is within yards of shaded picnic benches (mostly with covers) amongst trees. Bathrooms are convenient to the beach area. At about a half hour north east of Denton, this is well worth the drive.”

“I've lived here for 2 years now. It's definitely not solely 55 and up. There are children on my block. However, for the most part, it's quiet. I do hear Lancaster speedway loud and clear. I also hear all the football scores from the high school games. I'm more towards the farthest street away from the school. There are a few new mobile homes on my street from 2020 when I moved in. A new home went in last week on my street, it's still progress. Today is 7-26-22.”

“I love this campground. It's a beautiful small campground nestled in the trees in the canyon. It has 22 sites....several first come first serve and then there are reserved spaces. I don't recommend long trailers. One man had a lot of trouble parking his 20 footer. The parking spaces are not really designed for that. It's geared towards tent camping. The bathrooms have a vault toilet in them. Currently there is no water available in Fern Basin Campground due to issues with the tanks. However, water is available at Marion Mountain Campground just up from Fern Basin. I really love staying here. I had no cell signal with Metro and another lady had T-Mobile and no signal. Her friend had one with Verizon. Please enjoy the beauty of the campground and help by picking up your trash and putting it in the dumpster provided. At $10 a night, you can't beat it. Very relaxing and peaceful.”
